Who this is for

Four situations. If one of them sounds like you, ten minutes of conversation are worth it.

  • You have a flat in Costa Adeje or nearby and let it out by the week
  • You live off the island and a company handles check-in and check-out
  • You only let for part of the year and the property stands empty the rest
  • You have just started and are being asked for paperwork you did not expect

The normal case here is an owner who is somewhere else. The flat is in San Eugenio, Fañabé or Torviscas, and the owner is in Munich, Manchester or Madrid. When a bathroom hose bursts on a Sunday in August, the bill is not the problem. The problem is that somebody has to open the door, talk to the loss adjuster and tell the guest what happens to their week. That is exactly what we do from the office in Adeje.

What it covers

The basis is the Allianz home policy, taken out with the use declared. These cover items are in every level:

  • Fire, escape of water, natural events, glass, electrical damage, public liability and emergency assistance
  • Protection against illegal occupation, with legal defence and support with the eviction

And these depend on the level you choose:

  • Burglary, vandalism, theft and valuables. From the level that includes theft.
  • Loss of rent. From the Plus level. How much and for how long is in the policy; we show you before you sign.
  • Frozen food, smoke, spilled liquids and extended liability. From Extra.
  • Accidental damage, temporary rehousing, garden and trees. In the all-risks level.

Extraordinary risks — a volcanic eruption, an extraordinary flood — are covered by the Consorcio de Compensación de Seguros, included in every policy. That is why the sums insured need to be realistic.

The contents of a holiday let are not the contents of an ordinary home

It is furnished from end to end: appliances, television, air conditioning, kitchenware, bed linen, sometimes bicycles or boards. And it is used by people who do not treat it as their own. Do the sum honestly before you give us a figure.

If you insure 10,000 € of contents and there are 25,000 € inside, the settlement is reduced in the same proportion. It is called underinsurance and it is the most expensive surprise we come across. We will do the sum with you if you like. It takes a while and you only do it once.

One piece of advice that costs nothing: make an inventory with photographs and keep it away from the property. On the day you have to claim, it is worth more than any explanation.

What has to be in the policy

This is the point of the whole page. The premium is calculated from how the property is used, and your own home is not the same as a flat where six different people sleep every week.

Tell us these things and we will put them in writing:

  • Whether you let the whole property or just a room
  • How many weeks a year, and how many sleeping places
  • Whether you manage it yourself or a company does
  • Whether there is a pool, a hot tub, a barbecue or outside stairs
  • How long it stands empty at a stretch between bookings
  • Whether you already have the registration number

Plainly: if the real use is not the one stated in the policy, a claim becomes complicated. That is not a threat, it is what we see. Putting it right now costs one phone call.

The owners' association

If the flat is in a complex, two policies are in play: the one held by the comunidad, which answers for the common areas and the structure, and yours, which deals with everything from your front door inwards.

The case we see most often is a leak that reaches the neighbour below. It comes from your property, so it is your liability cover that is involved and not the comunidad's. Bring us the association's policy and we will tell you where one ends and the other begins, without you having to read both.

What this is not

We would rather say it here than after something has happened.

  • It is not rent guarantee insurance. That is for long-term letting, with a contract and a permanent tenant.
  • It does not cover the guest's cancellation or the guest's trip. That is their policy, not yours.
  • It does not cover the guest's belongings. Their suitcase and their laptop are theirs.
  • If a guest is injured, the route is the liability cover in the policy, and for that there has to be some responsibility on your side. It is not an accident policy for everyone who walks through the door.
  • It does not replace what the authorities ask of you, nor what your comunidad says. You sort that out with your gestor.

The rules on holiday letting, and where our job ends

We are asked about this every week, so here it is, with one condition first: the regulations are your gestor's or your lawyer's business. We do insurance.

  • In the Canary Islands, holiday letting has been governed since December 2025 by Law 6/2025 of 10 December (Ordenación Sostenible del Uso Turístico de Viviendas), which replaces Decree 113/2015. It changes the conditions under which a property can be approved for tourist use and the role of town halls and island councils.
  • Since 1 July 2025, an advert on a platform needs the number from the Registro Único de Arrendamientos (Royal Decree 1312/2024 of 23 December). Adverts without a number are taken down.
  • On insurance, Allianz puts it this way on its own website: where there is tourist activity, there must at least be public liability insurance. If somebody asks you for proof — the town hall, the platform, the comunidad or your gestor — you get it from us.

What we will not do is tell you whether your property complies. That reading belongs to your gestor. We make sure that if something happens there is a policy behind it and somebody here who picks up the phone.

How it works

  1. Call us, write on WhatsApp or come into the office. Bring the referencia catastral and, if you have it, the registration number. In Spanish, German or English.
  2. Tell us how you really let the place. We calculate the price with that use and give you the proposal in writing. It costs nothing and commits you to nothing.
  3. If you say yes, we sign, and you end up with a policy that has the holiday letting in it. And a local phone number for the day you need one.

Frequently asked questions

I have an ordinary home policy. Is it enough once I start letting?

It depends on what your policy says. Many are written for a main home or a second home and do not allow for paying guests. Send us the policy, we will read it and tell you where you stand. If it has to change, we tell you what that costs before we touch anything.

What if a guest breaks something?

Damage caused by a guest is not treated in the same way as a forced burglary, and the answer is in your policy rather than on this page. Tell us what happened and we will look at it with you. What helps most on that day is properly valued contents and an inventory with photographs.

Does it cover the property while it is empty between bookings?

Many policies have their own rules for properties left unoccupied for a stretch of time. Tell us how many weeks yours is usually empty and we will check it in your policy before it becomes a problem.

Do I need the insurance in order to register?

Your gestor has to tell you that, not us: administrative requirements change and we do not give legal advice. What we do is issue you the policy certificate the same day if it is asked for.

I only let one room and I live in the property. Is that the same thing?

No, it is a different case — and it still has to be declared. The risk is different and sometimes the level is too. Tell us exactly how it is and we will set it up that way.

I have several properties. Can they be handled together?

Yes, and it is usually more convenient: one point of contact and the renewal dates in order. If you have three or more, say so at the start and we will organise it in one go.
