Your home insurance now protects you against illegal occupation — at no extra cost
If you own a place here and spend part of the year away, this is probably the best news of the year — and almost nobody knows, because there was nothing to sign and nothing to pay.
What changed on 1 June
That day Allianz extended the protection of its home insurance against illegal occupation. The decisive part is in two words of the press release itself: the new cover is added free of charge, and not only to new policies but to every home policy already in force. If you hold a home policy with us, you did not have to do anything.
Two different situations, both covered
The first is occupation in the narrow sense: somebody moves in without a contract and without your consent. The second has a name of its own, inquiocupación: a tenant arrives on a valid contract, stops paying, stays inside and refuses to hand the property back. Both are covered, and so are disputes arising from the rental contract itself.
It is not just a lawyer — this is the surprising part
The first layer is legal: telephone advice, emergency assistance around the clock for the moment you discover somebody is inside, and the case to recover your property lawfully. But the cover does not stop at the courtroom. It provides for temporary accommodation if the occupied property is your main home, compensation for lost rent if it was let, utility costs during the occupation, vandalism damage, cleaning after the eviction, changing the locks, and third-party liability. The special conditions set a ceiling of €20,000 per claim if the case is handled by the company panel lawyers, or €3,000 if you prefer to choose your own. Events arising from the same cause count as a single claim.
The limits, stated plainly
It is not retroactive: it covers what happens from the date the cover entered your policy. According to the product communication we received, it does not apply to parking spaces, storage rooms, caravans or mobile homes, and it is not intended for rental companies or large landlords. It is cover for private individuals, owners and tenants alike.
And a separate matter, not to be confused
This cover deals with occupation. It does not replace the rest of the contract: under the home conditions, damage from burglary, theft, robbery or vandalism may be excluded when the property was unoccupied at the time of the claim — a different question, and one that affects anybody who shuts the house for half a season. If that is you, ask us: we are clarifying with the company from how many days a property counts as unoccupied.
What this means for you
- If you hold an Allianz home policy, the cover is already there: nothing to arrange, nothing to pay.
- If you find your property occupied, call before doing anything — there is 24-hour emergency assistance, and the first days matter most.
- It covers considerably more than the lawyer: accommodation, lost rent, utilities, vandalism, cleaning and locks.
- Not for garages, storage rooms or caravans, and not for occupations before the cover began.
- If you leave the property empty for half the season, ask us about the unoccupied-property clause — that is a separate matter.
